Moving to Ho Chi Minh City: Where to Live in Saigon in 2026

Moving to Saigon is exciting. Choosing the right neighborhood is what makes daily life work.

Imagine your first week in Ho Chi Minh City. You are viewing an apartment in the morning, meeting a client after lunch, and looking for dinner when a tropical shower starts. The city feels energetic and welcoming. Then you calculate the journey home and realise that the most attractive apartment is not always the most practical address.

For an expat, foreign professional, or small business owner, the best place to live in Saigon is the one that fits an ordinary working week. This guide keeps the familiar neighborhood names, explains what each area is known for, and sets out the advantages, disadvantages, and realistic planning questions to consider before signing a lease.

Why move to Saigon?

Saigon’s is Vietnam's commercial centre and a meeting point for different periods of the country's history. Its trading past, French colonial planning, and modern economic role remain visible in markets, old apartment buildings, museums, religious sites, towers, and family-run businesses.

The official Vietnam National Authority of Tourism portal highlights the city's food, shopping, historic attractions, and Chinese Vietnamese heritage in Chợ Lớn. A normal day can include broken rice for breakfast, a coffee meeting in a renovated building, a visit to Bến Thành Market, and dinner from a neighborhood food stall. The city is warm year-round, with a rainy season generally lasting from May to November. When viewing a home, check shade, ventilation, drainage, and access during heavy rain. Vietnam Tourism

For founders, the attraction is access to a substantial commercial economy. The city government’s review of 2025 estimated GRDP at approximately VND3 quadrillion, accounting for 23.5% of national GDP. These figures concern the enlarged municipality. They describe the scale of the market, rather than guaranteeing demand for an individual business.

First, understand which Saigon you are moving to

Here, “Saigon” means the familiar urban neighborhoods of pre-merger Ho Chi Minh City. Under Resolution 202/2025/QH15, the municipality incorporated the former Bình Dương and Bà Rịa–Vũng Tàu provinces, with the new administration operating from July 2025. Those former provincial areas are outside this neighborhood guide.

The city’s official planning consultation places Đồng Nai and Lâm Đồng to the east, Tây Ninh and Đồng Tháp to the west, Tây Ninh and Đồng Nai to the north, and Đồng Tháp and the sea to the south.

Former district names remain useful for understanding the city, but current addresses use the new wards. “Sài Gòn ward” is itself one downtown ward. When someone advertises an apartment “in Saigon,” ask for the full street address.

Getting around, and getting away

Metro Line 1 connects Bến Thành and Suối Tiên along the eastern corridor. The city’s Urban Railway Management Board lists approximately 19.7 kilometres and 14 stations in its official project information. This gives you a useful starting point when comparing a central home with one farther east.

Walk from the apartment to the station, check street crossings and include connecting journeys when calculating your commute.

For future connections, consult the board’s Line 2 project page. The Bến Thành–Tham Lương corridor is relevant to the city’s longer-term transport development. Choose a lease around services you can use today, and check project status before relying on an expected opening date.

If work takes you to Singapore, Kuala Lumpur, Taipei or Shanghai, compare flight schedules and airport journeys alongside your regular downtown commute.

For weekends, beaches or mountains are just 3 hours away from the city. Consider Bà Đen Mountain, Vũng Tàu, Long Hải, Phan Thiết, Madagui, Nam Cát Tiên. Plan each journey separately; departure point and traffic make a universal two-to-three-hour estimate unreliable.

Where to live in Ho Chi Minh City

Before the neighborhood comparisons, note that I group Ho Chi Minh City by living areas rather than official administrative names. These groupings reflect housing, commuting, amenities, and community character. Familiar names aid orientation; documents should use each address's ward.

1. Central and nearby: District 1, District 3, District 4, Tân Bình, Phú Nhuận, and Bình Thạnh

Known for: central offices, local food, cafés, museums, shopping, historic streets, and easy access to Bến Thành Market and the city's main cultural attractions. Bình Thạnh also puts you close to Landmark 81 and the eastern side of the city. Tân Bình is closely associated with airport access.

Advantages: These areas are convenient for client meetings, restaurants, coworking, nightlife, and cultural activities. Districts 1 and 3 suit people who want to walk to more appointments. District 4 can offer central access with a stronger local food identity. Phú Nhuận and Bình Thạnh can be useful compromises when you need both central and airport or eastern connections.

Disadvantages: Traffic, construction noise, limited parking, and busy streets can affect daily comfort. Visit the building after dark and during your normal commute.

Planning cost: Use 450 USD or more for rent as an initial planning assumption, then replace it with current quotations for the exact apartment. A single person's total monthly living budget may exceed 25 million VND once rent, utilities, food, transport, leisure, deposits, insurance, and work-related costs are included. These are planning figures, not official market averages.

The central group is easiest to understand through your weekly calendar. Frequent meetings around Bến Thành or Nguyễn Huệ may justify a smaller home. If most work happens online, a quiet side street in Phú Nhuận or Bình Thạnh may be more comfortable than a busy address marketed as “downtown.”

2. More international: Thảo Điền and Phú Mỹ Hưng

Known for: international restaurants, cafés, schools, serviced apartments, villas, shopping, and residential developments. Thảo Điền, associated with former District 2, is commonly regarded as Saigon's main Western expat neighborhood, with many English-facing cafés, international schools, and services used by Western professionals and families. Phú Mỹ Hưng, associated with former District 7, is commonly regarded as a major Asian expat neighborhood, particularly for Korean, Taiwanese, Chinese, and other Asian households, alongside Vietnamese families. These are broad neighborhood patterns, not a rule for every building. An official tourism database records the connection between a major Thảo Điền commercial centre and An Phú Metro Line 1 station. Vietnam Tourism database

Advantages: Both neighborhoods can feel self-contained, with groceries, dining, schools, healthcare, gyms, and community activities close to home. Thảo Điền suits people who want a more social, English-friendly routine with independent businesses nearby. Phú Mỹ Hưng suits households that value planned residential streets, larger developments, Asian community networks, and a calmer daily rhythm.

Disadvantages: They are farther from the traditional downtown core, and cross-city meetings take planning. Flooding, bridge traffic, language support, and building maintenance vary by street and property.

The difference between the two areas becomes clearer after work. Thảo Điền can make it easy to meet other international residents, find an English-speaking service, or move between independent cafés and restaurants. Phú Mỹ Hưng often feels more planned and residential, with shopping centres, apartment compounds, and Asian-oriented businesses supporting a self-contained routine. Visit both before deciding which community feels natural for you.

Planning cost: Use 500 USD or more for rent as an initial planning assumption. A complete monthly budget can move above 25 million VND, especially for larger homes, families, international schools, private healthcare, or frequent transport. Confirm quotations and fees directly before committing.

3. More local: District 5, District 10, District 8, District 11, Tân Phú, and Gò Vấp

Known for: local markets, affordable everyday food, hospitals and clinics, dense residential streets, and a more Vietnamese daily rhythm. Former District 5 is central to the Chợ Lớn area, where Chinese Vietnamese heritage is visible through Bình Tây Market, Thiên Hậu Temple, food traditions, and shopfronts. Vietnam Tourism

Advantages: These neighborhoods offer abundant food choices, practical services, groceries, and local businesses. District 10 is especially useful for people who want relatively central access with a more local atmosphere. Rent can be more flexible than in the most sought-after international enclaves, depending on the building and street.

Disadvantages: English may be less common, signs and contracts may require translation, and traffic can be heavy. Building quality, parking, noise, and flooding differ widely, so inspect the exact apartment.

Planning cost: Use 300 USD or more for rent as a starting assumption, with a total personal budget often planned from 18-20 million VND upward. Treat these figures as an editorial budgeting exercise and obtain current quotes.

These neighborhoods suit people who want to practise Vietnamese and build relationships with local suppliers and shop owners. For a foreign founder, that connection can help, while translation and administration may take more time.

4. Calmer residential areas with central access: An Phú, Thạnh Mỹ Lợi, and An Lợi Đông

Known for: quieter residential pockets, compounds, villas, and apartments that often suit families. They are not uniformly peaceful, but many side streets and developments feel more private than downtown or central Thảo Điền.

Under the current ward structure, An Phú spans An Khánh and Bình Trưng wards, depending on the address. Thạnh Mỹ Lợi is in Cát Lái ward, while An Lợi Đông is in An Khánh ward.

An Phú offers the strongest mix of central access and conveniences. An Lợi Đông, including the Thủ Thiêm and Sala vicinity, feels planned and separate while remaining close to the centre through Mai Chí Thọ and river crossings. Thạnh Mỹ Lợi is farther southeast and adds travel time. Official plans describe it as a residential area with educational, commercial-service, cultural, and green-space functions. An Phú-An Khánh planning and Thạnh Mỹ Lợi planning

Advantages: More privacy, space, greenery, and separation from commercial streets, with workable central access. The An Phú interchange now has a direct underpass connection from the expressway toward Mai Chí Thọ and the Saigon River Tunnel. An Phú interchange update

Disadvantages: Amenities are uneven outside large compounds, and some homes require a motorbike or car. Construction and infrastructure vary. Thạnh Mỹ Lợi usually means a longer central commute, so test it at your actual travel time.

Planning cost: Prices vary widely. Villas, managed compounds, and river-facing homes can exceed central apartment rents. Use VND25 million or more as a broad monthly starting point, then add family, school, and vehicle costs.

5. The eastern city: former District 9 and nearby new developments

Known for: Saigon Hi-Tech Park, universities, newer apartment communities, Vinhomes Grand Park, and Suối Tiên. The official Saigon Hi-Tech Park contact page provides location and contact details. A city government notice references Vinhomes Grand Park as a major residential development. Saigon Hi-Tech Park and Ho Chi Minh City Government

Advantages: Newer developments may provide larger layouts, green space, security, pools, retail, and organized management. The area makes sense when your workplace is in the technology corridor, you work mostly from home, or you value space over a short downtown commute.

Disadvantages: Central meetings can be tiring from this distance. Streets outside major projects may feel less developed, and public transport connections should be tested. A larger apartment does not automatically compensate for a long commute.

Planning cost: A larger home may start around 470 USD or more, depending on the project and furnishing. Plan for 20 million VND or more in total monthly expenses, then add deposits, insurance, school costs, visas, taxes, and business expenses separately.

Before choosing a new development, check what exists outside the project gates, including a market, pharmacy, clinic, coworking option, ATM, and reliable transport. Your routine may still depend on roads, school routes, and access to central services.

A simple way to compare neighborhoods

Write down your three most frequent destinations before viewing apartments. Mark each route at the time you would actually travel, then compare light, ventilation, noise, internet, parking, flood access, and the landlord's response time. The right neighborhood reduces repeated friction when you balance meetings, paperwork, family, and travel.

Old district names and current wards

Use this lookup when searching for a home, then confirm the specific property’s address. The mapping follows Resolution 1685/NQ-UBTVQH15.

Confirm the exact address: neighborhood names and current administrative boundaries do not always line up neatly.

Try your working week before signing

Book a short initial stay. Repeat your commute, buy groceries nearby and visit the apartment after dark. Ask about electricity charges, management fees, deposits, internet and temporary residence registration.

For a founder, keep personal housing and business premises as separate decisions. Work through your company and immigration arrangements alongside the move, with advice suited to your activities and circumstances.

Saigon becomes easier when your home fits your actual week. Start there, and use Easytiger to understand the practical questions to ask before your next step.
